Our guide to renting a property
– We will accompany you to view properties that meet your requirements, explaining everything you need to know, for example how much the council tax is or whether or not pets are allowed.
– Once you have found a suitable property, we will ask you to sign a holding deposit agreement together with two weeks’ rent, whilst we carry out references and credit checks.
– We will obtain acceptance of your reference reports from your prospective landlord.
– Subject to satisfactory references, and with the landlord’s agreement, we will provide you with a draft tenancy agreement for you to read and take advice if necessary.
– Once you are happy with the Tenancy Agreement we will send out the final tenancy agreement for you to sign.
– Prior to the commencement of the tenancy you will need to have provided Beaufort Estates with your signed tenancy agreement, your advanced rent – usually 1st month’s rent, 6 weeks’ damages deposit (minus 2 weeks’ reservation fee), administrative fee & reference fee and ID’s/Visa.
Provided all the above is completed satisfactorily on the day the tenancy starts, you will be given the keys and can move in.
Prior to Your Search
Referencing is a crucial part of the letting process. Referencing companies calculate your affordability on a 2.5 or 3 times the rent; if you are sharing, then that is proportioned. They also take into consideration loans and credit card payments. In addition, they will look at your credit history; any CCJ’s or bankruptcy will be flagged. If you think your income is below that, you may want to secure a guarantor, remember they will need to be referenced in exactly the same way.
Prior to Moving In
– Organise for the utilities, council tax, and telephone/broadband provider to be changed to your name.
– Arrange for your post to be re-directed and leave new address labels at your current property for the stray mail.
– Remember to take out Tenants Contents Insurance, the actual building will be insured by the landlord, but not the contents.
Move In Day
– You will either be met at the property and given the keys or will need to come to the office to collect them.
– You will be checked in against an Inventory and Schedule of Condition (subject to the landlord), which itemises the furniture (if furnished) and appliances, also the condition of the furniture as well as the condition of the property. If you notice any errors at this stage please make a note on the Inventory or contact us soon after to make any amendments.
